Room types and area calculation rules

Room types define how the net usable area and the number of rooms, half rooms, bathrooms and toilets are calculated from a property's room list.

Every room in a property's room list has a type, such as living room, bathroom or terrace. The type decides what the room adds to the counts and what share of its area counts towards the net usable area. This menu is where you maintain these rules.

Where to find it

Open Master datas → Room types. The list can be filtered by Name or code and Status. The system ships with 23 basic types, for example living room, bedroom, kitchen, bathroom, toilet, terrace, balcony, storage, garage and garden.

Adding a room type

  1. Open Master datas → Room types and click the blue Add button (plus icon) at the top right.
  2. On the Status card at the top of the left column leave Active selected.
  3. On the Room type card enter the Code (for example sauna), the Sort order and the Name in at least one language.
  4. On the Calculation rules card in the right column choose Counts as (Room, Bathroom, Toilet, Kitchen or Other) and the Area group the area belongs to.
  5. Fill in Share counted in the net usable area as a percentage. For rooms you can also set Half room below (rooms only).
  6. If the area counts at the full share only up to a limit (terrace, balcony), enter Threshold (% of the living area) and Share above the threshold.
  7. Click Save at the top right. The message "Saved." appears at the top.

Things to watch

  • Only active types can be chosen in the property's room selector. A type that was used and later deactivated stays on the existing rooms and still counts in the area calculation.
  • Delete is in the three-dot menu at the right of the row (Delete, red bin icon). If rooms use the type, permanent deletion is refused, for example: "It cannot be deleted: 3 room(s) use this type. Deactivate it instead."
  • A wrong code format shows under the field: "Use 2–32 characters: lowercase letters, numbers, underscore, starting with a letter." A taken code shows: "This code is already used by another room type."
Example from the help text: terrace 50 %, threshold 50 %, above it 30 %. With 100 m² living area and a 60 m² terrace, 50 m² counts at 50 % and 10 m² at 30 %: 28 m² is added and the net usable area is 128 m².

Example

Sample Ltd. also manages holiday homes with saunas, so it adds a sauna type: Code sauna, Counts as Other, Area group Living area, share 50 %, no threshold. In a holiday home with 120 m² living area an 8 m² sauna adds 4 m², giving a net usable area of 124 m².
