Closed deal, payments and the tenant's obligations
How to record a sale or lease concluded through brokerage by referring to the underlying contract, and how to keep the payments or the tenant's payment obligations.
When the sale or lease contract for the brokered property is signed, you record it as a deal. The deal refers to the concluded contract, takes its data from there, and the completion certificate later calculates from it.
Before you start
- There must be an accepted registration row (or an accepted offer).
- The concluded sale or lease contract must be recorded in Contracts → Contracts with active status. For a sale the main type is "Sale and purchase agreement", sub-type "Property sale and purchase" or "Business share sale and purchase"; for a lease the main type is "Lease agreement", sub-type "Property lease".
Recording a deal
- On the accepted registration row click Record the deal from this registration, or on an accepted offer Record the deal from this offer.
- Check the row in Accepted property of the registration.
- In Concluded contract choose the signed sale or lease contract. If it is not yet recorded, add it with Create the contract (new tab). Buyer or tenant, currency, monthly rent, start, end and term are filled from the contract.
- For a sale add the instalments with Add payment: type (deposit, advance, instalment, final payment, other), percentage or amount, date, note.
- For a lease enter the security deposit, the prepaid rent and the utility or service charge advance on the tenant's payment obligations card, then the confirmation The tenant has paid all payment obligations under the lease agreement due up to handover (Yes or Not yet) and Date of payment.
- Save the form.
What happens on saving
Saving an active deal closes the brokerage row once with the deal's case ("Sold via the broker"). The rows of the property's other brokers end, and they receive an e-mail that the property has been sold or let.
Rules
Both end days count in the term: 1 Jan 2026 – 31 Dec 2026 = 12 months; 15 Mar 2026 – 14 May 2026 = 2 months. A partial month counts pro rata on a 30-day basis.
Example
For the sale of Minta utca 1. the property sale contract V-2026-0034 is signed for HUF 120,000,000. The deal's payments: deposit 10% = HUF 12,000,000 (20 Nov 2026), instalment HUF 48,000,000, final payment HUF 60,000,000. On saving the row becomes "Sold via the broker" and the other broker is notified.
