Recording property adverts

Record a sale, rent or business share sale advert for a property with price, terms and services; price changes go into the price history.

An advert pairs a property with a deal type, a price and terms. The same property can appear in several adverts, for example a sale row and a rent row. The system keeps price changes in a price history and notifies the property's brokers by e-mail.

Before you start

  • The property must exist under Master data → Properties with an operator or owner. The advert's client company comes from there, and the advert can be saved only if you have access to that company.
  • For a sale or a business share sale the seller company must exist among the partners (or add it with the new company button next to the field).

Adding an advert step by step

  1. Open Adverts and click the blue Add new button at the top right.
  2. In Property type the property name or address, move through the matches with the arrow keys and press Enter to choose.
  3. Choose the Deal type: Sale, Rent or Business share sale. The form adapts: for a rent the seller field disappears and the minimum lease term and deposit appear.
  4. For a sale or a share sale choose the Seller company.
  5. On the Price and terms card enter Price, Currency (HUF or EUR), Price unit and, if needed, VAT, plus the Available from date.
  6. If services belong to the advert (caretaker, cleaning), click Add service on the Services card, pick one from the master or type a free name, then enter the fee, currency and unit.
  7. If needed, fill in Advert valid from, Advert valid until and Note.
  8. Click Save at the top right. On success: "Success: the advert has been saved!"

Rules and messages

  • Without a price: "Enter a price greater than zero." A sale without seller: "For a sale, select the seller company."
  • If the end date is before the start date: "The end date cannot be earlier than the start date."
  • Service row errors carry the row number, for example: "Service row 2: enter the service name."
  • The service name is fixed at the moment of saving: if the service is renamed in the master later, the advert keeps the old name.
Price change: if you change the price, currency or unit of an active advert, a new row is added to the Price history card and the property's active brokers receive an e-mail. The success message says so, for example: "The price change was sent to 2 broker(s) by e-mail."

The list

The list can be filtered by Company group, Client company, Property, Deal type and Status. At the right of the row there is the blue pencil (Edit); the three-dot menu holds Disable or Enable and the red Delete. Users with both delete rights also see Delete permanently on a row in the trash.

Example

Sample Property Management Ltd. records two adverts for the same house at Lake Balaton: a sale (seller Example plc, HUF 185,000,000, total price) and a rent (EUR 1,000 per day, one month deposit, services: caretaker EUR 150 per month, cleaning EUR 80 one-off fee). Later it raises the daily rate to EUR 1,200: a new row is added to the price history and the two active brokers receive an e-mail.
